The Downtown San Diego Real Estate scene is littered with agents; new agents, seasoned agents, young agents, old agents. Each agent has carved out their own “niche” that they market in order to stand out from the crowd. Some agents say that they are “short-sale experts,” some are “Downtown San Diego Condo experts,” some even go as specific as being “building experts.” All of these niches are in hopes that they stand apart from their competition and win your business. None of this that new, and it is good for the market. The one niche that I’m not a fan of though is the “we’ll sell your home for half the price” guys.
Now, I get it, under-cutting the market in order to win clients has been around in every form since the dawn of business. As a homeowner that is looking to sell, of course you are going to do your due diligence and find the Realtor that can do the best job, for the lowest price. You just need to ask yourself, “are those guys really the one that are doing the best jobs?”
Here at 92101 Urban Living, when we take a listing, we are putting an entire team behind it. We sit down to figure out what your reason for selling is, and price accordingly. Do you need to sell ASAP? Or are you seeing the market rise and think its worth testing out on the high end? There is strategy involved, even down to the pricing of your home. After the price is set, we bring in a professional photographer (on our own dime) to highlight the best features of your home. How many of you had an agent that snapped photos with their IPhones and called it a day? When were ready to market your property, we do not just slap it up on the MLS and wait for the calls to come in. We have an extensive Rolodex of local agents that we send notifications out to to create buzz before scheduling the open houses. Mass blasts on connected social media networks such as Twitter, Facebook, and Google + with thousands of Followers, Likes, and +1’s are pivotal to helping get your home seen. The key to the entire operation is a front page ranking website on all of the search engines for Downtown related keywords (#1 for many of them). When buyers in today’s market want to buy a Loft in Downtown San Diego, theyre going to go online and research first. And when they go to Google and type in “Downtown San Diego Lofts,” which brokerage is #1 in the search results? We are… Go ahead, try it out. Those are HUNDREDS to THOUSANDS of targeted searches, that will result in YOUR HOME being seen before anyone else’s. It has taken YEARS of search engine optimization and marketing dollars to get us there, and frankly, these are the tools that the “low-cost” brokers cannot offer you.
